The construction and implementation resolution for the final development of the Sandhäuschen new development area, B-Plan 940, and the resulting specific adjustments to the ancillary facilities on Laurentiusstraße were approved by the Mobility Committee on June 11, 2026 (FB 68/0085/WP19)

Occasion and goal

An initial implementation resolution for the final development of the Sandhäuschen zoning plan area was already adopted in November 2014 (FB61/0025/WP17). On July 2, 2025, the district council issued a resolution to revise the implementation plans (FB 68/0223/WP18).

Condition

At the Sandhouse

The street “Am Sandhäuschen” was initially constructed as a temporary access road and subsequently designated as a public road. The two connecting roads to Laurentiusstraße and Vetschauer Straße are currently closed to motorized traffic by barrier posts. As part of the final construction phase, the streets and paths will be designed according to their intended use.

Laurentius Street

Laurentiusstraße has a paved roadway, parking spaces, and sidewalks on both sides. Near the family center, there are parking spaces on both sides; in the southern section, there is a parking lane on the north side with perpendicular parking spaces. Laurentiusstraße is also home to the two “Laurensberg Kirche” bus stops.

Laurensberg Church bus stop (toward downtown)

The “Laurensberg Kirche” bus stop is located on Laurentiusstraße near the intersection with Auf der Maar and is regularly served by bus routes 27 and 37, as well as other routes. The existing waiting area, which includes a passenger shelter, will be renovated as part of the accessibility improvement project.

Laurensberg Church bus stop (out of town)

The “Laurensberg Kirche” bus stop was made accessible as early as 2018. It is located on Laurentiusstraße near the intersection with Vetschauer Straße; the adjacent sidewalk serves as a waiting area. There is no bus shelter.

Planning

At the Sandhouse

The existing construction road has already been built to the planned final specifications. For the final phase of construction, the 2-cm-thick asphalt surface course must now be milled off, and the planned paving must be installed.

Laurentius Street

Parts of Laurentiusstraße between the Family Center and Vetschauer Straße are being redesigned. The plans specifically call for making the sidewalks and the bus stop on the side heading toward the city center accessible, adding crosswalks, creating new parking spaces, planting trees, and preserving and integrating existing trees.

Connection Routes

Both routes are intended exclusively for pedestrians and cyclists. As part of the final phase of construction, the existing barrier posts will be removed, and the routes will be marked with appropriate traffic signs.

Laurensberg Church bus stop (toward downtown)

The bus stop will be renovated to make it accessible at its current location. The waiting area will receive new paving and tactile guidance elements; in addition, accessible crossings will be installed across Laurentiusstraße and Auf der Maar.

Citizen participation

In recent years, local residents have repeatedly expressed their wishes and suggestions regarding the final development of the Sandhäuschen zoning plan area to the district office and the relevant administrative department. During the question-and-answer session on January 29, 2025, the residents’ concerns were presented to the district council. At a follow-up meeting—a public information session held on May 8, 2025—the administration addressed residents’ questions and presented the findings from various studies.

Costs

According to the current cost estimate, the construction costs for the entire transportation infrastructure amount to approximately €1,521,200. Sufficient funds are available to cover these costs. Implementation of the project also requires approval from the Finance Department, taking into account the provisions of the budget freeze.

A grant application is being submitted for the accessible renovation of the bus stop located toward the city center. If the grant is approved, the project can be fully funded by the grant and is therefore subject to the grant’s approval.

Development Fees

This project involves the initial construction of the utility infrastructure. The infrastructure fees incurred for this project will be collected from the owners of the developed properties. For some of the properties, these fees were already factored into the purchase price.
