New construction KiTa Breitbendenstraße
Pilot project: New construction of a five-group daycare center in "solid timber construction" with BNB Silver certification target, 2025

In Aachen-Eilendorf, the construction of a five-group daycare center (KiTa) is intended to improve the childcare situation for families.
"Building in a changing climate": New paths - New thinking - New values
With the decision to build the Breitbenden daycare center, the city of Aachen is implementing a paradigm shift towards "building with the future".
The four drivers for "building in a changing climate":
As a pioneering pilot project of the city of Aachen, this daycare center is the first to:
The building is constructed and operated in an almost climate-neutral manner. Green pitched roofs, photovoltaic systems and the minimization of sealed surfaces on the property also contribute to sustainability. These measures improve the microclimate at the site in the long term.
According to the current planning status, the city is calculating costs of just under 11.4 million euros. Despite taking numerous innovations into account, the construction costs are therefore close to the guideline value published by the Federal Chamber of Architects.

Making sustainability visible
Overall, the building's claim to be a verifiably sustainable, "healthy" and certified solid timber construction should also be visible from the outside. In addition to the choice and use of sustainable, certified building materials, this also means minimizing sealed surfaces to improve the microclimate at the building site.
The sloping pitched roof areas are therefore largely designed as green pitched roofs. In some areas, PV modules will be installed on the south-east-facing roof surfaces and on the flat sloping roofs of the roof superstructures, making the use of solar power "visible".
According to the specifications of the development plan, the roof areas that need to be sealed for this purpose are compensated for by rainwater retention.
The façades are designed as timber façades and also reflect the solid timber construction method and design on the outside
Areas of use
In principle, all areas required for the central use of the building as a daycare center (group and ancillary rooms, staff areas, etc.) are located within the main structure. Additional ancillary areas (kitchen, storage, etc.) are located in the side extension.
Access
The daycare center is accessed via Breitbendenstraße. The covered main entrance to the daycare center, which already has a high
The lounge, which has the quality of a recreational area, is located slightly set back from the street in the side extension. Access is via a differential staircase, which compensates for the existing height differences on the property, or alternatively via a barrier-free and wheelchair-accessible path along Breitbendenstrasse.
Parking spaces
The planned car and bicycle parking spaces are provided in the publicly accessible front area of the daycare center on Breitbendenstraße in the south-west of the property.
Layout
The kitchen, storage area and utility room are located in the side extension along the external access road in the north-western area of the property. These are the only rooms - apart from the main entrance - that are located in areas accessible to the public from the outside. This means that deliveries to the kitchen can be made independently of the day-to-day running of the daycare center.
All other rooms in the daycare center are oriented and open exclusively to the enclosed and secured areas of the outdoor grounds.
Access and foyer
You enter the daycare center via the vestibule at the main entrance and reach the two-storey foyer, which serves as a central reception and communal area as well as a distribution point. Directly adjacent to the foyer is the first point of contact, the office of the daycare center management and the large multifunctional/movement room with its superior function. The kitchen areas in the side extension can also be accessed directly from the foyer.
Play corridors
All group rooms are oriented towards the outside area and have a direct escape route to the outside. This means that the access areas to the north-west can be used as play corridors for the children
"Children's houses" - the group areas
The first floor houses three of the five group areas, which are designed as modular, self-contained units called "children's houses". Each of these units has its own checkroom area, a central group room, an adjoining room and a bedroom, a washroom/sanitary room and a storage room.
Vertical access and ancillary rooms
The upper floor is accessed via the staircase located centrally within the two-storey foyer or via the planned elevator system. The rooms for the nursery staff are located centrally and adjacent to the foyer. The two other children's houses and an additional therapy room can be reached from the foyer via the play corridor. The direct escape route to the outside is ensured via the escape balcony provided for this purpose.
At the rear of the upper floor is the central building services room, which houses the ventilation system and other system technology components.
Load-bearing structure and construction
The daycare center is planned as a solid timber construction with load-bearing walls and ceilings made of essentially unglued solid timber elements.
Load-bearing substructures and overlays as well as supports are designed as glued timber structures or in steel construction due to the construction and system. The building has no basement and is founded on a load-bearing reinforced concrete floor slab.
Technical building equipment (TGA)
Heat is generated by an air-heat pump and the installation of underfloor heating with correspondingly low flow temperatures.
The use of the electricity generated by the PV modules and the use of the retained and stored rainwater also contribute to the sustainability of the building.
The building is ventilated by a central ventilation system with heat recovery.
Accessibility
One of the five planned parking spaces in front of the daycare center is barrier-free. The building has a barrier-free, wheelchair-accessible main entrance from the street as well as barrier-free access to the outdoor area. Both floors can be accessed barrier-free via the elevator system. A central, wheelchair-accessible WC is provided on the first floor.
Outdoor facilities
The design of the daycare center's open spaces fits seamlessly into the planned building concept.
Thanks to the arrangement of the play areas, the alternation of necessarily sealed and unsealed areas and the balanced ratio of concrete play offers and freely playable areas, the planned open spaces offer a versatile extension of the space offered by the daycare center.
Among other things, there is an asphalt scooter path, as well as a muddy water area, a nest swing, a herb snail, a combined climbing device with slide, a seating circle, benches, a balancing climbing device, a playground and sand play areas.
