Spa and rehabilitation location Burtscheid

The historically anchored spa industry is of particular importance for the district of Burtscheid and continues to shape social and economic life in the district to this day. The existing clinic locations in Burtscheid are to be abandoned in the medium term. The aim is to bundle the rehabilitation locations in Burtscheid and develop them into a health campus in conjunction with the Marienhospital. The range of services is to be given a new health profile.

Occasion and goal

At the end of 2022, one of the largest Catholic healthcare and social economy companies joined as a new partner and player. This company has been a shareholder of the operator of the current rehabilitation clinics since November 2022 and has also been the majority shareholder of the operator of Marienhospital since the beginning of 2023. The company is aiming to develop a cross-sector concept that combines all of its service areas (with the exception of general psychiatry) under the umbrella of a healthcare campus.

The aim is to use the new health campus project as a catalyst for the development of future prospects for the Burtscheid spa location. In a cooperative planning process, guiding principles and guidelines for the urban and spatial development of the spa location will be developed. The planning process pursues an integrated approach in which urban development, open space planning, heritage and environmental aspects as well as cultural and economic aspects are brought together on a district-specific basis and the development of the Burtscheid spa location is also embedded in an overall urban context.

Perspective spa location

The planning process that began with the cooperative procedure is now being continued. Based on the winning design, a perspective for the spa location will be developed here with the participation of the public, the owners and users of the potential areas and local stakeholders. The perspective

• defines the guidelines for the urban development of the spa location,
• defines focus areas and specifies possible development scenarios for these,
• shows the further planning process.

The perspective developed in this way is presented to politicians for a decision and thus forms the basis for the successive and dynamic implementation of individual concrete measures.

Cooperative workshop

As part of the urban development qualification process, the city of Aachen carried out a cooperative workshop process with three planning teams of architects/urban planners and landscape architects with various public participation formats (e.g. city walks, open house, analog/digital forums) in a first step from November 2021 to February 2022.
