Property management
The City of Aachen's facility management department manages a total of 950 properties with 1.3 million square meters of gross floor area across 740 properties, in particular schools, daycare centres and administrative buildings.

Strategic task: Construction and management
The costs of building and maintaining municipal real estate regularly account for the third-largest block of expenditure in administrative budgets after personnel and material costs. Public buildings (and properties) account for an extremely high proportion of total municipal assets.

Life cycle assessment
The construction costs of public buildings only account for around 20 percent of the total costs in the life cycle of a building. The remaining 80 percent are the operating and usage costs over the entire service life. Therefore, for reasons of economic efficiency, even more attention must be paid to life cycle costs in the future.

Savings potential
The handling of public real estate, i.e. its development, planning, construction, use, operation, management, security, maintenance, refurbishment and demolition, is also of central importance for financial budget consolidation due to the high potential for savings.

Success factors
The avoidance of far higher costs when tasks are performed uneconomically, the active control and monitoring of usage and operating costs, the quality assurance of external and in-house services, the empowerment and qualification of employees and a concept for the urgently needed optimization or reduction of space are the success factors for the economic performance of tasks.
