The aim of the City of Aachen for the Brand business park on the site of the former "Camp Pirotte" is to develop a business park for small and medium-sized enterprises to secure and create jobs on the basis of development plan 828 Part A. Funds for the demolition and renovation of the site and the development have been planned in the budget of the City of Aachen. On the basis of a conservative profitability calculation, expenditure of approx. 9.5 million euros (including the cost of the sewer work) was estimated. 112,000 m² of the total area is to be marketed for commercial use, 4,500 m² of the area on Eckenerstraße for mixed use. The remainder is divided into street and green areas.
Previous history
Until the fall of 1995, the "Camp Pirotte" site was used by the Belgian armed forces. The then owner of the property, the Bundesanstalt für Immobilienaufgaben (as successor to the Bundesvermögensamt), sold the site to a private investor in January 2006. The City of Aachen then exercised its right of first refusal in March 2006. After going through the courts, the NRW Higher Administrative Court ruled in favor of the City of Aachen on 19.04.2010 and the pre-emptive right exercised over four years previously could be implemented. The notarized contract was signed on 30.09.2010. The transfer of possession and ownership took place shortly afterwards.
Support from the contaminated site remediation association
Discussions were held at an early stage with the Altlastensanierungs- und Altlastenaufbereitungsverband NRW (AAV) regarding cooperation in the development of the industrial estate. The association agreed to take over the management of the demolition and remediation work. It commissioned the necessary investigations and planning services, took over the tendering of the measures and commissioned the work in close coordination with the City of Aachen.
On May 13, 2011, the City of Aachen and the Altlastensanierungsverband NRW (AAV) gave the go-ahead for the first demolition work on the approximately 140,000 m² former military site. The entire demolition and remediation project was successfully completed in October 2012.Measures already taken
- The City of Aachen implemented a traffic safety concept immediately after the transfer of ownership, which included the following measures:
- Repair of the fence / gate system
- Installation of signs / no trespassing signs
- Elimination of hazards on the premises
- Regular documented inspections of the premises
- Regular police patrols
- The site was cleared between December 2010 and February 2011. Groups of trees along the Vennbahn route and Nordstraße were preserved, partly due to the wishes of the people of Branden
- On December 1, 2010, a first public information event was held in Brand (at the Karl-Kuck-Schule); over 100 Brand residents accepted the invitation and were informed about the status of the project.
- The company HYDR.O Geologen und Ingenieure was commissioned to draw up the demolition and remediation concept.
- Geha Ingenieurbüro Dipl.-Ing. Geßenich GmbH was commissioned with the planning of the sewer and road construction project.
- Heilit Umwelttechnik GmbH was commissioned to carry out the demolition work on the "Beckerhalle" and the two rows of garages in front of it. This demolition created space for the construction of a temporary road connection to Debyestraße in a further step. This meant that construction site traffic could use Debyestraße during the extensive demolition and renovation work. The work was carried out between May and August 2011.
- Blandfort GmbH & Co. KG was commissioned to complete the temporary road connection to Debyestraße. The work was carried out between September and October 2011.
- November 10, 2011: 2nd public information event at the Karl-Kuck-Schule.
- December 07, 2011: Name change by the Brand district council to "Gewerbepark Brand" (see under "Further information")
- Heilit Umwelttechnik GmbH was commissioned to carry out the demolition and remediation work on the "large site" and later also on the so-called Nießen site on Eckenerstraße. The work began in December 2011 and was successfully completed in October 2012.

- The company Willy Dohmen GmbH & Co. KG was commissioned by Stawag and the City of Aachen to construct the development site. Work began on 05.11.2012 and was completed in November 2013.
