Branderhof residential project
The municipal land around the Branderhof estate in Burtscheid is to be allocated to building groups for community housing projects. Five building groups have come together here in a participatory process. Together with the City of Aachen, they are developing a model project of experimental urban development at this location as the Branderhof housing association, in which future residents will be involved in the planning at an early stage.

All building groups take social and ecological aspects into account when implementing their construction projects. For example, they strive for multi-generational living, inclusion, shared open space and alternative mobility and create a high proportion of socially subsidized housing. In addition, a strong neighborhood concept and integration with the Gut! Branderhof association(https://www.gutbranderhof.de/) and the neighborhood center being built there also play an important role.
In November 2023, the Aachen City Council adopted development plan no. 956 "Branderhofer Weg/ Am Römerhof" as a statute. The development plan came into force with the announcement of 09.01.2024.

Since 2016, the Siedlungsgemeinschaft Branderhof GbR has been an association of many committed people from several building groups, through which the community has been promoted and processes and procedures regarding the planned houses around the Branderhof estate have been brought together. With the founding of Gut!Zusammen Aachen, the idea of organizing cooperatives and living formally under one roof as house communities has been implemented. Many things are to be achieved together and the long-awaited planning of the buildings is to be tackled.
The creation of affordable living space and its long-term preservation is the declared aim. In the future, the 60 or so apartments being built should not become a speculative asset. This is guaranteed by the cooperative concept according to the motto "for the community and not for profit"! No condominiums will be built, but rather rental apartments organized as a cooperative.
In addition to the community aspect, the intention is to build the highest possible proportion of subsidized apartments - it will be above the required level of 40%. Inclusive and intergenerational living are further goals of the concept.
The comrades also want to take environmental protection into account. The buildings will primarily be constructed using timber. The planning envisages an energy supply that is as sustainable as possible, resource conservation, open spaces with local greenery, rainwater management and a mobility concept with the aim of a low-car settlement.
The young Gut!Zusammen Aachen cooperative is supported by Ko-Operativ eG NRW, a Bochum-based umbrella cooperative that has already successfully implemented several projects. These projects are characterized by good neighborhoods and diversity in the district: Social interaction, ecological mobility offers and new services are the keywords here. It is also the declared aim of the young cooperative to maintain links with the neighbourhood association Gut!Branderhof e.V. - as is already the case - and to support their neighbourly offers at Branderhof.
The cooperative consists of a Management Board and a Supervisory Board, to which one representative from each of the five building groups has been elected.
The organizational structure is professionally set up: The project has been supported by the architectural firm baut Architekten (formerly Jankowski Bürgener Architekten Stadtplaner JBAS) in Cologne for several years. Mr. Knörzer from zweiPM has been responsible for project management since May 2024. With the transfer to LKM Bochum, the financial support is also in the hands of recognized specialist planners.

Building group gut!wohnen
The gut!wohnen building group currently consists of fourteen people aged between 2 and 64. We want to build a house with 1,000 square meters that offers space for around 30 people. We would like to provide an apartment for assisted living for people with mild mental disabilities. We are particularly looking for families and single parents with children, including those with a residence permit, to join our group.
We have come together to realize our vision of intergenerational living. Instead of living in oversized detached houses, anonymous apartment blocks or unaffordable family apartments, we are working together to develop an alternative concept based on shared responsibility. We want to create affordable living space in the urban area and secure it for several generations.
- We are free of profit orientation and organized as a cooperative.
- We enable inclusion through barrier-free construction, among other things, and realize 40% subsidized living space.
- We want to build and live ecologically: KfW 40+, timber construction, use of renewable energies and an alternative mobility concept.
- We want to live human togetherness and neighborly support in everyday life.

GoodWeGe
We have been on our way for several years now and as a group we are getting ever closer to our goal:
We want to live together in respectful and considerate coexistence in a residential building that we helped to design in an ecological and barrier-free timber construction! We want to make decisions based on the principle of consensus.
There will be 20 apartments for rent ranging from 50 to 120 square meters with a terrace or balcony. There will be a common room, a guest apartment and a shared outdoor area. We are aiming for a cooperative model that is not profit-oriented and in which rents remain largely stable. We offer a mix of privately financed and subsidized apartments.
Together with the other building groups in the Branderhof housing estate community, we are working on a mobility and energy concept, as well as a joint open space concept.
We want to maintain a communal exchange with all residents of the estate community. We will actively shape the neighborhood work in the Beverau around Gut!Branderhof together with the Gut!Branderhof association.
And we want our group to grow! We look forward to welcoming people of different ages and backgrounds, including those with queer lifestyles, families with children, couples or individuals who want to join us on our journey.
We want to experience and enjoy the enrichment of a life in community. At the same time, we want to respect the individuality of each person.

Vibrant neighborhood
The Lebendige Nachbarschaft GbR residential group, which aims to become a cooperative, is made up of people who want to live actively together in a shared house with barrier-free apartments and a communal area. The lively atmosphere should not be limited to the members of the residential community. Participation in the activities of the Gut!Branderhof neighborhood center, community life with the other building and residential groups and the neighbors is very important to the group.
The group was founded in spring 2018 and has been a civil law partnership (GbR) since August 2020. The common goal is to actively grow older by singing, dancing, hiking, playing games, etc. and thus counteract loneliness in old age. The aspects of environmental protection and sustainability are important to all members, which is reflected, among other things, in the desire to build a house made of wood.
LeNac is a member of the Branderhof GbR housing association. Together with the other four building groups and in collaboration with the Gut!Branderhof association, community life and living is planned.
The LeNac group meets regularly - for planning as well as for discussions and joint activities.

Neighborhood house
Who is behind the Nachbarschaftshaus:
We are a cooperative-oriented building group. We are united by the idea of building communal living in a social neighborhood.
And there is also room for people who share this attitude to life and view.
Key data for our house:
- The apartments will be built according to the cooperative model.
- The apartment sizes are approx. 90 sqm, 65 sqm and 45 sqm.
- Some of the apartments are available for people on lower incomes. Appropriate proof (WBS certificate A or B) is required.
- The buildings will be barrier-free, environmentally friendly and built to a high energy standard.
- The desire for privacy is respected.
Since the founding of the Gut! Branderhof association, we have been involved in various ways in the development of the old estate as a new cultural and meeting place. Together with the other building groups in the Branderhof housing estate community, we are already living a social, active and effective neighborhood on the site of the former riding stables.

The 5th house
Behind the 5th house is the smallest and youngest building group at Branderhof, with 9 planned apartments. The 5th house is also part of the newly founded cooperative and is still looking for interested parties. As in the other houses, construction will be barrier-free, environmentally friendly and to a high energy standard.
There are still 3 subsidized apartments and one privately financed apartment available. A category A certificate of eligibility is required for the subsidized apartments.

Herbs and mills - residential project close to the city in the countryside
We are currently a GbR with the aim of creating a housing project for around 20 adults and a few children that focuses on self-managed living space. Our intended legal form will probably be a cooperative.
We are planning individual apartments, shared flats and cluster apartments as well as communal facilities that promote active coexistence. A lively community life is particularly important to us.
It is important to us that people of all ages can live here independently, regardless of gender or partnership.
In addition to the organizational work in working groups (AGs) and regular group meetings, we have been active together on the site since summer 2024.

PrymPark - Düren
There are also exciting residential projects under development in the region!
PrymPark Düren
: A Cohousing and Climate Protection Community PrymPark in Düren is located in the southern part of the city center, with excellent access to public transportation yet surrounded by greenery. A cohousing and climate protection community is being built there across six construction sites, featuring private apartments combined with collectively funded and organized shared spaces, both indoors and outdoors. PrymPark also features two large daycare centers for children under 3, a coworking space (www.prymworking.de), and a car-sharing program (https://www.prympark.de/die-siedlung/leben-und-arbeiten-im-prympark/prymobil-e-v/). The center of the development is car-free, but there is a large garage where parking spaces can be rented.
All residents of PrymPark have access to guest rooms, a laundry café, an exercise room, a workshop and creative space, a professional kitchen with a dining area, a garden with a forest-like atmosphere, and several playgrounds. An important element will be the central square in the community. Here and in the other communal areas, there are many opportunities for socializing and activities. This allows for a reduction in individual living space and fosters a vibrant community without pressure.
Two of the six building lots are already developed and home to about 100 people of all ages; a third project will begin construction in the summer of 2026 (see “Mitten im Park”). We are looking for interested people for a new building project in Prympark in a quiet location.
We are building 3 houses in timber construction, ecologically and sustainably.
Private, low-barrier apartments with 2-4 rooms and a common room offer space for a lively neighborhood with the existing common rooms of the Prympark. Construction is scheduled to start in fall 2025.
