Explanations on planning

The aim of the planning is to significantly improve the residential quality of the Seffenter Weg No. 60-78 estate and to create planning rights for existing extensions and new buildings.
The area is currently characterized by five apartment buildings from the 1960s that are in need of renovation and no longer meet today's requirements due to inflexible floor plans, low building density and considerable noise pollution from the adjacent railroad line. The site is to be restructured by doubling the existing living space and creating a contemporary residential typology. The aim is to develop a mixed neighborhood with affordable housing that particularly supports disadvantaged groups such as people receiving transfer payments, refugees and senior citizens. In order to promote interaction within the residents, commercial spaces related to the apartments are to be made possible in the first floor zones. The design of the open spaces is intended to increase the quality of stay and achieve an ecological enhancement of the area. In addition, measures to improve noise protection are to be implemented in order to reduce nuisance. The aim is also to achieve resource-conserving and sustainable development.

Notes on public interpretation:

DIN regulations and other private regulations to which reference is made in the textual provisions of the development plan are to be applied in the version valid at the time these bylaws are issued and are available for inspection during opening hours at the Geoinformation and Land Development Department, Am Marschiertor administration building, Lagerhausstaße 20, 52064 Aachen, 3rd floor, room 355/356.
