Concept award Karl-Kuck-Straße

A new residential quarter is to be built on the old sports field on Karl-Kuck-Straße in Aachen-Brand. Part of the site will be allocated to a community housing project under heritable building rights as part of a concept award. But what exactly does that mean?
Building group/communal housing project: The plot is allocated to a group that is planning communal living together and for its own use. This means that they must independently take care of the financing and the choice of a suitable legal form and plan the construction of the property - in cooperation with partners and experts. It is important that a sustainable form of communal living and legal form is chosen.
Concept award: In a concept award, the city defines criteria for the plot of land to be awarded. Within the framework of these criteria, the interested building groups develop concepts for the housing project. The group determines which legal form it would like to take, which apartment sizes and communal facilities are planned, which mobility facilities are envisaged, etc.
A two-stage procedure is planned for the concept award in Karl-Kuck-Straße for building groups. In the first phase, a short, written concept is sufficient. For the second phase, a further processing period of several months will be allowed. At the end of this period, the concept should be fully developed and initial drafts prepared.
Leasehold: With a leasehold, the land is not sold but leased by the city to the building group for a term of approx. 50-99 years at a fixed ground rent. This means that the group does not have to make the high investment of buying the land and the city retains ownership of the remaining building plots.
